Krivitski Kohn provides property management services for multi-family and mixed use properties in New York City. The company's focus and expertise is creating strategic operating plans designed to maximize property revenue, minimize costs, and drive net operating income growth. The company has a network of low cost, yet quality, industry suppliers and a marketing strategy designed to maximize revenues for the properties it manages. 
 
The company provides the following management services focused on achieving property goals established in the strategic operating plan:
 

I. Financial Management

 

1. Property Accounting - the company uses property management software to account for revenues and expenses. The company will present the property owner with property financial results on a monthly basis along with a written discussion of results on a quarterly basis.

 

The company will also present the property owner with operating expense and capital budgets on an annual basis focused on expectations for the property for the next one and five year periods. The budget will include a reconciliation of the previous year's budget and achieved results.

 

2. Billing and Rent Collections - Collect and deposit all rents into the property operating account and set up online rent payment. 

 

3. Cost Management - Procure low cost, yet quality, suppliers in the following property cost categories: contractors, electric, insurance, legal, oil & gas, and super & maintenance personnel.     

 

II. Asset Management 

 

1. Leasing – Develop a marketing and advertising plan to fill vacant apartment and store space. Find and qualify prospective tenants to fill vacant space and execute leasing agreements. 

 

2. Project Management - Manage renovations and other capital projects.  

 

3. Tenant Relations - Manage tenant relations to generate profitable renewals for market rate tenants and negotiate attractive lease buy-out agreements with below market tenants. Maintain excellent relationships with all tenants. 

 

4. Administrative - File required annual registrations, reconcile violations, file required agency forms for capital projects (J-51, MCI, and MBR) 

 

5. Consulting - evaluate other strategies including property refinancing cost/benefit analysis, ancillary revenue (laundry, storage, vending, and wireless antenna) analyses, and tax management.
